Assessment of your land and buildings for taxation purposes is carried out by the Municipal Property Assessment Corporation (MPAC) located in Hamilton. To learn more, you can visit the MPAC website or call them at 1-866-296-6722.

How is my tax calculated?

To calculate your annual taxes, multiply your MPAC assessment by your tax rate.

To help provide clarity for property owners on how property taxes are calculated, including the link between property assessment, municipal service costs and required tax dollars, watch MPAC’s helpful and informative video below.

Property tax calculator

Use the tax calculator on the Niagara Region website to estimate the amount of property tax you will pay.

If you do not agree with your property value or tax class, you may file a Request for Reconsideration.

Access to assessment rolls

Note: MPAC does not allow electronic copying (photocopying, scanning, photos) of the assessment roll.

Information about assessment rolls is not available over the phone. However, you can view them through one of two ways:

  1. Through our MyWESTLINCOLN portal, you can review non-confidential assessment details about a property. View our step-by-step instructions to walk you through accessing this information.
  2. Visit the Township Office to view the physical assessment roll between 9:00 am and 4:30 pm, Monday to Friday. We are located at 318 Canborough Street in Smithville.
